Step-by-step guide to renting an apartment
- Use the apartment selector to see the different apartments and decide which ones are your favourites.
- From 1 p.m. on 3 March 2021, you can register your interest in the apartments in Lynghusen by clicking on the ad in Home Search via the apartment selector.
- Registration of interest will close at 11:59 p.m. on 8 March 2021.
- You can register your interest in a maximum of 5 HFAB apartments at the same time.
- When the registration of interest for Lynghusen has closed, an offer will be sent out automatically and in the order registrations of interest are received. If you receive one/several offers, you can reply Yes or No under My Pages. You have until midnight the next day to answer. You can say no to an HFAB apartment a maximum of 5 times within a 6-month period. After this, you will be blocked for 3 months. If you miss submitting your answer, this will be counted as a no!
NOTE; As the apartment is under construction we can´t offer any guided housetours of the apartment. After being offered an apartment you can NO longer add or remove co-applients. Doing so will interrupt the entire process.
- If you choose to answer Yes, the next day you will be offered the opportunity to sign an apartment agreement under My Pages. Agreements will be available for signing until midnight the next day. If you do not sign the agreement with Bank ID within the set time, the apartment agreement will be offered to the next applicant in line.
- It is possible to receive more than one opportunity to sign an agreement. This happens if you meet the priority criteria, have the highest number of queue points and have answered yes to several apartment offers.
- It is then important that you choose the apartment that you want and sign the agreement before midnight the next day. You can only have one apartment agreement with HFAB because the apartments that you did not choose, will then be offered to those who are next in line.
- If you have someone else signing the agreement with you, they must also sign the apartment agreement with their Bank ID within the set time. If the other person you are signing the agreement with does not sign the agreement using Bank ID within the set time, your joint agreement will expire and the apartment agreement will then be automatically offered to the next applicant in line.
NOTE: After being offered an apartment you can NO longer add or remove co-applients. Doing so will interrupt the entire process.
- After signing the agreement, income assessments and credit checks will be carried out. Once you have been approved as a tenant, HFAB will sign the apartment agreement and it will then become valid – this can take up to two weeks.
- If you are a tenant of HFAB when you sign the apartment agreement, a preliminary notice of termination will be sent to you via email.
- When your apartment agreement has become valid (which is after it has been signed by HFAB), the rent for the first month must be paid within 30 days. If you do not pay the rent in advance within the set time, the agreement will be cancelled and the apartment will be rented to another applicant. It is your responsibility to ensure that the payment is made and goes through.
- After your apartment agreement has become valid, you will be given access to the agreement under My Pages.
What happens if you change your mind? If you change your mind when there is longer than three months until the moving in date, you will get the advance rent back less SEK 2,000, which is the HFAB brokerage fee. However, if you change your mind when there is less than three months until the moving in date, there will be no money refunded and then the ordinary notice of termination rules will apply.
Rental of vehicle parking space
Parking spaces will be available for rent in association with you being able to rent an apartment. We are building 41 parking spaces in two areas. 16 of the parking spaces will be located in the southern part of the property, at the address Harplinge stationsväg 21A and 21B. There will also be 25 parking spaces in the northern part of the property, at the address Harplinge stationsväg 23A and 23B. Four of the spaces will be equipped with charging options for electric cars, these will cost SEK 517 per month to rent (excluding electricity consumption).
These will be rented out at the same time as the apartments and those who have signed an apartment agreement will be are entitled to them. Vehicle spaces cost SEK 200 or 517 (charge point) per month.
How to rent a vehicle parking space:
Log in at hfab.se och click "SEARCH" and ”available vehicle parking spacer”, choose area Harplinge. Here you can find and apply for a parking space. Please observe that you only can apply for one parking space per apartement. Please note that if you are applying together with another person both of you need to sign with Bank-ID within 30 minutes.
